Hampton Yards was established in 2020 to pursue Industrial Service Facilities. The portfolio is centered around industrial properties with heavy-use zoning & the capability for outdoor storage. Users of these sites typically need space to store vehicles, equipment and materials and the businesses include logistics/trucking, construction material suppliers, and contractors, among others.

Hampton Lumber

On 15 acres of land, the structures at Hampton Lumber in Aurora, CO were built in 1999. There are three separate buildings totaling 51,080 square feet. The office is 4,680 square feet, the Truss plant adds another 22,000 square feet, & the Panel building is 11,400 square feet.  A 13,000 square foot warehouse is attached to the main office building. Of significant importance, Hampton Lumber is fully rail-served by Union Pacific. The new light-rail line along I-70 has eliminated rail service to millions of square feet of industrial building in the submarket.

Builders Warehouse of Kearney, NE has relocated their Denver manufacturing operations to Hampton Lumber. Builders Warehouse manufactures trusses & countertops for the building industry, with design and manufacturing locations in Kearney & Grand Island, NE as well as this Aurora location. Builders Warehouse recently completed extensive improvements to the property & will utilize Hampton Lumber as their Denver headquarters for many years to come.

Hampton Yard - Mesquite

Acquired as part of 1031-Exchange, Hub Mesquite is a 31-acre property, with nearly 30k SF of office & metal warehouse buildings. The property is located just outside of Dallas, Texas, in the suburban city of Mesquite. The property lies adjacent to I-80 & is just minutes from a major intermodal that contains a Union Pacific rail-yard.  The HUB Group Trucking has signed a 7-year lease for 100% of the property.

Hampton Yard 3

Acquired as a sale-leaseback from the tenant, the Comet Signs property is 4 acres, and consists of three buildings totaling 20,452 square feet. The property is located in Balch Springs, a community just outside of Dallas, Texas. The property has direct access to North/South Interstate 635, and is 20 minutes from the heart of Dallas. The property was purchased in May 2020 and the seller then signed a lease for 5 years with two five-year options to renew. As a condition of the lease, the tenant paid for the first year of rent in advance.

Hampton Yard 4

Hampton Yard 4 was acquired as a vacant 26.6 acre property with roughly 33,000 sf of improvements and is zoned for heavy industrial use. The site is located at 9975 E. 104th Avenue in Commerce City, CO, approximately 15 minutes from downtown Denver. The property was purchased in an off-market transaction. In July 2021, SiteWise signed a lease to occupy the entire site.

Hampton Yard 5

Hampton Yard 5 was acquired in 2021 as a 100% occupied site. The property is 4.34 acres and has one building that is 7,500 SF. The tenant is BYT Trucking, a trucking operator that coordinates and manages routes all over the country. HY5 is located directly adjacent to Interstates 20 and 635 and is a 20 minute drive to downtown Dallas. The property was purchased in January 2021.

Hampton Yard 6

Hampton Yard 6 is a 20-acre site located off of Highway 52 in Fort Lupton, Colorado. The property has multiple buildings totaling over 25,000 SF. Hampton Yards 6 is leased to Nelson Pipeline, a local underground utility contractor that has operated in the Denver area for nearly 40 years. The property is located 10 minutes from I-25, and 35 minutes from Downtown Denver. HY6 was purchased in May 2021.

Hampton Yard 7

Hampton Yard 7 is a 3-acre property with a 3,768 square foot building in South Dallas, TX. The building, located at 4087 E Ledbetter Drive, has 12 dock high doors and is currently vacant. The property is 7 miles from Downtown Dallas immediately adjacent to I-45. HY7 was purchased in September 2021.

Hampton Yard 8

This 20-acre property is in an A+ location for outdoor storage at 3740 E 64th Avenue in Denver, Colorado. The majority of the site is zoned I-3, the least restrictive industrial zoning in Commerce City, allowing for a wide variety of industrial uses. HY8 was purchased in November 2021, and was sold 2 years later to Semi-Stow.

Hampton Yard 9

Located in Aurora, Colorado, Hampton Yard 9 is a 2.2 acre property featuring one 14,000 SF building. Formerly occupied by SunBelt Rentals, Environmental Quality Management, Inc. has signed a lease to take over the property in August of 2022.

Hampton Yard 10

Hampton Yard 10, located at 4748 Grandview Boulevard, is a 10.36-acre property in Dacono, CO. The property sits adjacent to I-25 and is 30 minutes north of Downtown Denver. The property is also 45 minutes south of Fort Collins, making it an excellent location for a user that services both markets.

This 22.8-acre property is located in Colorado Springs, CO. The property is under the jurisdiction of El Paso County, where I-3 zoning (heavy industrial) is rare and has limited requirements for operation.

Hampton Yard 12

Hampton Yord 12, known as Airways, is the first venture for Hampton Yards in the Tennessee market. The property is located just off of I-240, directly across from Memphis International Airport. The airport is the biggest cargo hub in North America & the 2nd busiest in the world. The proximity to the interstate and the airport will ensure that there is consistent demand from users. Alberici Constructors occupies the site during their $1b renovation of Fedex’s Superhub facility at Memphis International Airport.

Hampton Yard 8 - Riverside

Hampton Yard 8 Riverside is the first property for Hampton Yards in the state of California. The Property is a 1.45± Acre contractor’s yard that includes an 8-inch thick concrete surface. The property is in an unincorporated area in the city of Riverside and zoned for Manufacturing Service (MC-SC) which includes a fairly wide range of allowable uses. The parcel sits just outside city borders of Riverside and Corona and is situated within an unincorporated portion, thus landing within the jurisdiction of Riverside County. The property was acquired by Hampton Yards in an exchange after the sale of Hampton Yards 8 - 64th.

The original Hampton Yard was purchased in March 2016 as a vacant industrial property. The property was sold in May 2017.
